Booking & Payment Policy

A) For bookings made more than 45 days before arrival:

• A 40% deposit of the total rental price, including the security deposit, is required to confirm the reservation.
• The remaining 60% balance is due no later than 30 days before arrival.
  (A payment reminder will be sent 45 days before arrival)
• Tourist taxes must be paid in cash upon arrival.

B) For bookings made 45 days or less before arrival:

• Full payment, 100%, is required upfront.
• Tourist taxes must be paid in cash upon arrival.

Payment Method

• You can pay the deposit online or via bank transfer. If you choose the latter, you will receive detailed payment instructions by email. Please make sure to include your booking number in the payment reference.
• Your reservation is only confirmed once payment has been received.
• If payment is not received within 7 days, the reservation will be automatically cancelled.

Cancellation Policy

• Cancellation by Guest:
  • 91+ days before arrival → 100% refund of prepayments
  • 31–90 days before arrival → 50% refund of prepayments
  • 8–30 days before arrival → 25% refund of prepayments
  • 7 days or less before arrival → Refund of security deposit only

• Cancellation by Host:
  • In the unlikely event we need to cancel your booking, a full refund will be provided.

House Rules

• Maximum occupancy per property must not exceed the specified limit.
• Parties, events, and loud activities are strictly prohibited. This is a peaceful neighborhood, so we kindly ask you to respect the nighttime peace of the neighbors
• Smoking is not allowed inside the property.
• Pets are not allowed.
• Guests are responsible for any damage caused to the property during their stay.

Check-In and Check-Out

• Check-in time: from 16:30
  Please inform us by email of your expected arrival time.
  Italian law requires us to check the ID documents of all guests upon arrival before handing over the key(code).
  At this time, you will also be asked to pay the tourist taxes. 
• Check-out time: until 09:30

Host Presence

• The host has a separate home on the property, located on the other side of the central courtyard and is present from time to time. The layout of the indoor and outdoor spaces ensures that everyone can enjoy their own space at their own pace. There are plenty of inviting spots: whether it’s by the pool, in the garden, or in one of the many cozy corners.
• If you plan on booking both houses and would like 100% exclusive use of all facilities, we’re happy to discuss this. Please contact us before booking.

Liability

• The host is not responsible for loss, theft, or damage to guests’ personal belongings during their stay.
• Guests are responsible for their own safety and the safety of their party while on the property. Children must be supervised at all times.
• In the event of damage caused to the property, guests will be charged for repairs or replacements.
• The use of the swimming pool is at your own risk, and therefore children should never be left unattended near it.

Use of Facilities

• Guests are granted access to the property’s facilities, including the swimming pool and shared garden areas.
• The host reserves the right to restrict access to facilities for maintenance or safety reasons.

Privacy and Data

Your privacy is important to us. Personal data (such as name, email, phone number and billing address) and technical information (such as IP address, browser type and device type) collected during the booking and payment process is used in compliance with Italian privacy laws (D.Lgs. 196/2003 and GDPR) may be shared with:

• Data Processors: for payment purposes, processed securely via third parties: WooCommerce
• Service providers: such as hosting services for the Website and MailChimp for our newsletter
• Government authorities to comply with legal obligations such as tax and accounting purposes.

We retain your data only for as long as necessary to fulfill these purposes. Your data will not be sold or rented to third parties.

Cookies

Our website uses cookies to ensure essential functionality (such as booking features) and to analyse usage (to measure website traffic, e.g., Google Analytics). You can manage cookies through your browser settings.

Force Majeure

The host is not liable for cancellations or disruptions caused by events beyond their control, such as natural disasters, pandemics, or government restrictions. In such cases, we will offer alternative dates or a refund at our discretion.

Governing Law and Jurisdiction

These Terms & Conditions are governed by Italian law. Any disputes will be subject to the exclusive jurisdiction of the courts in Asti, Italy.

Amendments

We reserve the right to update these Terms & Conditions as necessary. Updates will be posted on our website, and continued use of our services implies acceptance of any changes.
